SMALL PICTURESQUE COTTAGE
with a private lake
2 1/2 hours from PARIS



This small picturesque stone cottage is set in a tranquil,rural environment,
some 2 kilometers from a quaint little village.
Approximately 400 metres off the road, down a leafy lane of cherry trees, an ideal place to get away from it all.

The cottage was recently internally gutted then rebuilt.
New concrete floor laid, blue granite fireplace installed (approx. 1400 wide and 1500 high).
Danish style kitchen with gas oven installed.
New bathroom constructed(tiled floors and walls) with gas hotwater and all copper piping.
New staircase built, new mains installed, new main switchboard, new wiring(English and French sockets).
Two Velux roof windows, steel studding, fibreglass insulation and new plasterboard throughout.



Outside work included putting in a new high capacity septic tank with an extensive drainage system.

The Lake,which is part of the property and suitable for fishing and boatin was drained and dredged
(approx250 cubic metres of deposited runoff silt was given to neighboring farmers.)
Thirty + large carp were added to the existing fish stocks.
130 trees: oaks, willows,poplars-were planted among the established trees.



The cottage sleeps four (+), in two carpeted bedrooms-a double and two singles.
The cottage has a modern kitchen,comfortable living/dining area, superb shower/bathroom
and two beamed bedrooms with windows over looking the private lake.
Each room has an electric thermostatically controlled radiator.
There is a very large blue granite open fireplace in the living area.

Shopping and Market :
In the local village you will find a mini supermarket, two bakeries,butcher, post office,

Larger supermarkets, are to be found respectively -6 miles-5 miles and 18 miles from the cottage

This property is soon to be only some one hour from Paris when the TGV Brittany goes into service.
