Real estate in the Loire valley

OR 140
Superb Manor home in
the valley of the Loire
with a 4.2 hectares classified vineyard
completly enclosed within it's own walls
This estate is located on the
outskirts of a small village of some 1100 inhabitants in the
Loire Valley
whose economic activity is based on wine.
Right in the
bountiful heartland of France, also known as the Valley of the Kings
because kings and noblemen used to build their sumptuous castles in the
area.
Colourful fresh produce markets and modern shopping centers are
less than
five minutes drive away. 250 kilometres southwest of Paris, about
30 minutes by car from Tours,
and one can day-trip to Paris by the TGV
which takes 57 minutes from the Montparnasse station
to Tours and there is
a motorway under construction which makes easy access to the area.
Nearest major international airport is Nantes:
one and a half hour
easy drive from here, twice daily return flights to London, Brussels,
Düsseldorf, etc.
Nearest golf course is 25 minutes by car but
there are 5 golf courses within a range of 40 minutes.
The manor was built in the mid 1850's and has been
completely restored with affection
and with great respect to the
period style.
The Main House
Built
in the impressive Empire style, the main house is of about 400 square metres
consisting of
sumptuous salon and large dining room. These rooms are both
featuring impressive
period marble mantlepieces and boiseries.
Main
entrance with period staircase and floortiles.
There is a very spacious
and fully equipped kitchen with large open fireplace,
original floortiles,
side and service entrance. Study/library with in-built bookshelves;
period
floortiles, fireplace. Large linenroom, changeroom, shower, 2 w.c. on
groundfloor.
Upstairs
Seven spacious
bedrooms/family rooms.
Three de-luxe bathrooms, 4 w.c., dressing rooms.
Balconies.
All rooms are in perfect shape, completely renovated.
Several marble and porcelain fireplaces and mantlepieces.
Full length
attic and full length vaulted wine cellar.
Outbuildings
Include a covered patio, a
tasting-room of about 45 square metres, garage, stables transformed into
store-room.
There is also a small 17th century farm house that can be
renovated to serve as a charming guest house.
The Land
The house
stands on about five hectares of which 4,2 hectares make up the vineyard.
The whole is completely walled in which is not very usual and, therefore, much
sought after.
The Wine
(Appelation
Controlée)
Based on the Cabernet franc grape variety which gives a
very attractive fruity red wine,
the present production is about 5500
hectolitres per hectare.
One could produce more but we are sacrificing
quantity for quality.
The vineyard is presently on lease (until end of
next year but the lease can be extended, if desired)
to a sixteenth
generation winemaker who is considered among the best in the area
and who
is recommended with high marks in all the major wine bibles:
Hugh Johnson,
Oz Clarke, Parker. Our winemaker is also mentioned in
Sotheby's Guide to
Classic Wines and their Labels. Our 1990 vintage got a medal in Wine
magazine
some years ago and has also won acclaims and medals in various
wine fairs around France.
Comments
Besides the pleasure and prestige of being
the owner of this unique property there is also
a potential to further
develop the commercial aspect by extending the vineyard and
establishing
oneself in this particular wine region of France.
We are of the opinion
that this property may particularly appeal to Wine Merchants
and companies
(or individuals
) engaged in the wine business.
